Recent Changes to the Condominium Act: Recent changes to Chapter 718, F.S. include the following.
Estoppel Certificates: an estoppel certificate is used when a condominium is sold or mortgaged. It contains information about the owner(s), the unit, the periodic assessment amount, and when the next payment is due.
• The maximum fee for the certificate is $250. $100 more may be charged if the request calls for expedited delivery.
• If an association fails to deliver the certificate within 10 business days, the association may not charge a fee for the estoppel certificate.
