A form that’s easy to love: Receipt of Condominium Documents
On a rainy afternoon with Cuban Coffee on my mind, something spilled into my inbox from a Realtor Fabian Dominguez from Fabian & Peter Estates that caught my attention. He was copying all parties to the transaction on the buyer’s signed receipt of condo documents. A rare event, having this often-missed document executed reduces a buyer’s ability to cancel based on the seller’s failure to timely provide condo/HOA documents. This document helps further lock in the deal for buyers, sellers and realtors alike.
Though an additional step for the selling/listing agent, it acknowledges that the buyer has received his condo documents and now has been given the opportunity to review his rules, bylaws and financial statements. The rest is on the buyer.
